How to Tell if Your Roof Needs Replacing

The 4 tell tale signs you might need a new roof are:

1. Your Roof is Leaking.

This does not always mean you need a new roof. Sometimes a heavy water area like a chimney or skylight will leak first. Make sure to have your flashing around this inspected. Pipe collars protect your pipes that vent out of your roof. It is common for the rubber around the pipes to defect long before your shingles.

2. You Have Curled or Cracked Shingles

If you have this it means the sun has baked the life out of the shingle and it is brittle and will break or tear with high winds. Make sure to see if it looks like the whole roof or just one side. In my years of looking at roofs the sun usually hits one side harder. If you can afford to replace the whole roof you can by yourself some time just replacing one side at a time so you can budget it better.

3. You Have Multiple Missing Shingles

if you have this going on your roof it means the tar that holds the shingle down has gone. You can get tubes of tar and run a line where the old tar line used to be to correct this problem. However depending on the amount of shingles 1 tube would do about 2-3 shingles. With a tube of tar running 3-5 dollars you could spend some bucks. So you do the math (Remember getting on a roof is dangerous. You have to have the right shoes and if your roof is 2 stories or higher and has a very high slope it may not be worth it doing it yourself.)

4. Lots of Roof Granules in the Gutters

When asphalt shingles are made they are glued in layers and than tiny rocks and mineral are applied last. When they start to fall off the glue that holds them on is failing.

Remember you are not a roofing contractor so its ok not to be sure!
