What are the Pros and Cons of Installing a Flat Roof?

Installing a Flat Roof

A flat roof can be a more affordable alternative to a pitched roof. They are made of a variety of materials, but there are some drawbacks. Flat roofs have higher maintenance costs and do not last as long as pitched roofs.

Pros:

- Very affordable
- Can accommodate rooftop living space
- Safer to access than pitched roofs
- Relatively quick installation
- Easier to clean
- Limited waste space inside the home

Cons:

- Shorter life expectancy than pitched roof
- Needs to be cleaned and inspected regularly
- Prone to leaks
- May be more expensive to insure
- Not recommended in areas with heavy snowfall
- Higher maintenance costs

The Bottom Line:

Flat roofs are typically more affordable than pitched roofs. Although they appear to be perfectly level, they are sloped slightly to allow rain and other moisture to run-off appropriately. All flat roofs can be made out of several different materials from flat metal to polyurethane foam. All of these roofs need to have a waterproof seal in order to prevent leaks. In order to prevent water damage, flat roofs should be inspected regularly and properly maintained. If you are interested in growing a terrace garden or setting up an outdoor living space, a flat roof may be a good option for you.
